Owner and green - Is it possible?

Owner and green - Is it possible?

11/11/2021
Going green won't put you in the red anymore!
Going green in our daily lives has become profitable. For example, in our homes, you can save a lot of money through complete thermal renovation. Public aid contributes a lot to this. Indeed, the French government has earmarked a budget of 1.7 billion euros for 2021 for the MaPrimeRénov' scheme - the renovation subsidy paid to all types of owners. We'll take a look at all the state aid that helps you to be more eco-responsible.

MA PRIME RÉNOV'.
Who can benefit from MA PRIMERENOV? Since 1 January 2021, the Ma Prime Rénov' energy renovation scheme has been available to all households, whether you are an owner, lessor or co-owner of a property located in France.

  • Ma Prime Rénov' is available to all owner-occupiers of a home built more than two years ago. All quotes signed after 1 October 2020 will be eligible for the new version of the bonus.
  • Landlords can also take advantage of Ma Prime Rénov' for work on their own home or on the private parts of the dwellings when they are in co-ownership. A landlord can be helped with up to three rental properties.
  • Ma Prime Rénov' is also available to co-owners. To be eligible, at least 75% of the co-ownerships must be primary residences and the work must result in an energy saving of 35%.

What work is eligible?
The grant is used to finance insulation work (walls, floors, attics and windows), heating, ventilation or energy audits of a single-family home or flat in collective housing. The work must be carried out by a company that is recognised as an environmental guarantor (RGE).

What is the amount of the premium?
It will depend on the nature of the work undertaken, the location of the house and the level of income. The government has established four categories of taxpayers, ranked by colour: blue for the most modest households, yellow, purple and pink for the better-off ones. A specific scale is applied for the Ile-de-France region.

What is the procedure for obtaining this state aid?
The application is made online by creating your account on the Maprimerenov.gouv.fr website. Once you have created your account, you must provide information on your income, your home, the type of work you wish to carry out and the companies involved. You will also need to upload supporting documents such as quotes. Once the application has been finalised, an Anah inspector will check it. If your application is deemed admissible, you will receive a notification within two weeks confirming the allocation of your grant and its amount.

THE ENERGY SAVING CERTIFICATE - "ENERGY BONUSES”
The energy saving certificate or CEE is a scheme set up by the French state in 2005 to combat energy poverty.
This aid for carrying out work aimed at improving the energy performance of housing makes it possible, on the one hand, to reduce energy bills, which can weigh heavily on a household's budget, and, on the other, to act in favour of the environment and sustainable development. The role of energy suppliers and oil companies is to support households by facilitating the procedures for obtaining financial aid.

Who can obtain the EWC? The people who can benefit from the CEE are :
  • the owners who occupy the dwelling
  • landlords- tenants
  • tenants
  • free occupants
  • co-ownership associations
  • non-trading property companies (SCI).

What work is eligible?
The main criterion to benefit from the energy saving certificate is the nature of the energy renovation work carried out.
1. The work must genuinely improve the energy performance of the property. This is considered to be the case if the work results in a 55% reduction in energy consumption in the case of a single-family dwelling and a 35% reduction in the case of a collective building.
2. They must correspond to one of the standard operations under the EWC.

For example, the following works are eligible for CEE
  • roof insulation;
  • floor insulation; and
  • replacing a coal, oil or gas boiler (except condensing) with a heating system using renewable energy such as a biomass boiler, an air/water heat pump or a combined solar system.
  • the installation of a programmable thermostat.

What is the amount of aid?
The amount varies according to the income of the households concerned.

What is the procedure for obtaining the certificate?
In order for the application for the energy saving certificate to be considered, the application must be made before the estimate is accepted. The application can be made to energy suppliers, major retailers or on specialised websites. Once the energy work has been carried out, it is necessary to provide proof of this within 3 to 8 months following the issue of the invoice which certifies the completion of the work. The energy saving certificate can then be used to obtain aid to finance the energy renovation work.

Combining Ma Prime Rénov and the CEE.
It is possible to combine Ma Prime Rénov' with other energy renovation aids such as the Energy Saving Certificates (CEE), the zero-interest eco-loan, the energy cheque or even aids offered by local authorities. Please note that the new bonus cannot be combined with the Habiter Mieux Sérénité aid from the Anah.

There are also many local aids to improve the energy performance of your home. ANIL (Agence National pour l'Information sur le Logement) provides you with a tool that lists these aids throughout the country - https://www.anil.org/.

Rosemont International is at your disposal to assist you in all the steps you need to take in order to obtain these grants and will help you collect the necessary documents.
